These terms govern your use of goodreviewsonly.com and any booking made for City of Trees House at 1608 Michigan Boulevard, West Sacramento, CA 95691. By booking a stay you agree to the terms below. Good Reviews Only LLC is the operator.
Booking and Payment
Bookings are confirmed only after payment clears in full at the time of reservation through Stripe. We accept Visa, Mastercard, American Express, and Apple Pay. The price shown at checkout (nightly rate, taxes, applicable pet fee) is the entire amount owed — there are no service fees, cleaning fees, or surcharges added later.
Cancellation Policy
Free cancellation for a 100% refund up to 7 days before scheduled arrival. Cancellations within 7 days of arrival receive a 50% refund. Refunds process to the original payment method within 5-10 business days. For extenuating circumstances (medical emergencies, family emergencies, weather-related travel disruption) please contact us directly — we work with guests in good faith.
Guest Responsibilities
Maximum 10 guests including children. Pets must be disclosed at booking with the $25 per-dog pet fee paid. Smoking and vaping are prohibited inside the property. Quiet hours run 10 PM to 8 AM in respect of the residential neighborhood. Guests are responsible for damage caused during their stay beyond normal wear and tear; deposits or charges may apply to replacement costs.
Property Use
The property is rented for residential vacation use only. Events, parties, weddings, photo shoots, and commercial use require advance written approval and may incur additional fees. Subletting is prohibited.
Limitation of Liability
Good Reviews Only LLC is not responsible for personal injury, property loss, or theft incurred during your stay beyond what is required by California law. We carry standard short-term-rental liability insurance. We are responsible for maintaining the property in safe and habitable condition.
Governing Law
These terms are governed by the laws of the State of California. Disputes will be resolved in Sacramento County, California.
