Terms of Service

These terms govern bookings for City of Trees House operated by Good Reviews Only LLC.

Booking and Payment

The stay price is calculated from live nightly rates, direct-booking pricing, applicable discounts, optional pet charges, and government tax. Each payment method displays its exact checkout total before commitment. Reservations confirm only after the full payment clears. Stripe and PayPal use verified provider responses; Zelle, Venmo, and Cash App transfers confirm once we receive and verify payment. A notification email alone is not proof of payment.

Payment Holds

Transfer and checkout methods create a temporary hold shown during checkout. An unpaid or unverified hold expires automatically. A booking is not confirmed until the site and confirmation email say it is confirmed.

Cancellation and Refunds

Cancellations at least 7 full calendar days before arrival receive a 100% refund. Cancellations fewer than 7 days before arrival receive a 50% refund. Refund timing and method depend on the payment rail; transfers may require a manual return to the original sender.

Guest Responsibilities

Maximum 10 guests. Pets must be disclosed. Smoking and vaping are prohibited inside. Quiet hours are 10 PM to 8 AM. Guests are responsible for damage beyond normal wear.
